WHAT WE DO
At GMS Architecture, we offer creative architectural design, technical expertise, and a professional service. We can lead you through the entire building process, from inception through to project completion. Our team will guide you through planning and building regulations procedures, and consider every aspect of your architectural project, including specifying building materials and finishes which are best suited and most cost effective for your project.
We believe the best buildings come from close co-operation between clients and their advisors. As our schemes develop, they are subject to regular design reviews within our office to ensure that quality is maintained. We realise that good design and planning in the early stages of projects will often save you money and add value in the long term.
Below is a list of the services we provide:
● Measured and condition surveys
● Design schemes for new buildings and existing buildings
● Design schemes for buildings of a sensitive historic nature
● Planning applications
● Listed Building Consent applications
● Conservation Area applications
● Building regulations approval applications
● Specifications and schedules of work
● Project management
● Help and advice with grant applications
● Historic building recording and analysis
● Periodic inspections of historic buildings and churches
● Feasibility studies
At GMS, we offer a free initial consultation for all new projects. This gives you the chance to discuss your ideas and requirements with us. We will work with you to deliver what you require, and answer any questions you may have regarding your project. After our initial consultation, we would make sure that you are completely satisfied with the service we could provide, so we can translate your requirements into a project brief.
We take each scheme on its own merits, marrying it to our typical method of appointment, which breaks down our professional service into five simple stages, as follows:
1 Carry out measured survey of relevant parts of existing building or plot of land.
2 Prepare alternative designs, carry out site analysis and design appraisal, write statements of support and justification, prepare detailed scheme, and apply for planning permission and listed building or faculty consent.
3 Produce detailed drawings and notice under building regulations.
4 Write specification and schedule of works, and send to contractors to seek competitive tenders.
5 Inspect progress of work on site to check that contractor is complying with contract, and check contractor’s final account.
Separately, we act as CDM-C under the Construction (Design and Management) Regulations 2007.
All GMS project drawings, from concept sketches and planning drawings to detailed building regulation and construction drawings, are drawn accurately and to a high standard using CAD (Computer Aided Design), and in good time.
What will it cost?
Our clients at GMS have the option of selecting the ‘full-package’ of works (the five stages outlined above), or choosing only specific parts of our architectural services, from initial design stage through to final delivery of the project on site. Our professional fees will be calculated based on your requirements. Some projects are best worked out on an hourly rate whilst others require a fixed fee, or we may suggest a combination of both.
